One of the biggest mistakes sellers make is setting the price too high. While Cape Cod is still a highly desirable market, overpricing can deter buyers and lead to a stale listing that sits, giving the impression something is wrong with the house. We are still in a sellers’ market here, but things have shifted a bit since the height of the market when anything went. Yes, some homes are still getting multiple offers. Yes, some are going well above asking. But here’s the thing - 48% of homes for sale in Barnstable County in just the last 90 days had a price reduction before going under contract. Had those homes been priced aggressively, there is almost a 100% chance they would have gone under contract right away, and possibly for over-asking or at least list price. When a price reduction is needed the sales price takes a hit beyond where it might have been if priced correctly, meaning it costs you money you could have been capitalizing on.
